Q&A: Apartment Rental?

Question by Just Asking?!?!: Apartment Rental?
I hope someone can help me with this!! My grandparents leased my 2 bedroom apartment. So, their names are listed as the lease holders and I am listed as an occupant. They have never lived at the apartment. They helped me out at a time that I need the help and did this favor for me. This was 2 years ago. I have never, not even one time been late in paying the rent. I am now looking to move and would like to apply by myself. The problem is I have no rental history. Or do I. Would my current situation be considered as if I sublet the apartment from my grandparents? When I go and apply to with another apartment complex should I list them as the “landlord” along with the actual management company? How should I go about this?

Ask the property owner for a reference letter that details the specifics, how long, how much, never late, no complaints, etc.

    If you have been paying the rent under your name (like with a personal check) then the landlord has accepted you as a tenant, not just an occupant.

    You should have no problem getting a reference letter from your current landlord, and you should list the management company as your previous landlord if you paid them and not your grandparents.

When applying for a new apartment list where you are living now, just explain to them that your grandparents are on the lease just to help you out…kinda like “cosigners” just explain to them that you have been paying the rent. If your name is on the lease as an occupant then that address should so show up on your credit report. If you run into trouble ask your current landlord to write a letter explaining that you have paid the rent and you are in good terms with your lease.

  3. See if your landlord will sign your grandparents off and you on the lease. If so… your problem will be solved.

    You are not subletting your apartment because you are listed as a occupant.

    Yes when you go to apply for a apartment tell them exactly what is going on.. and list the property and the managers name on the application for a reference.
