Question by dbdoit: Cottage Rental Cancel; I put down half of the rental – What do they mean by Insurance?
I rented a cottage in Normandy thru a UK Based firm. I have used them in the past with no problems. But now I am being laid off(Redundant – The CEO wants to make more money). The rental firm is telling me that I can get my money back by using my insurance? What do they mean by that? I am an American living in Germany so maybe I do not understand the ‘English’ terms correctly?
The ‘Cottage’ company keeps your entire rental fee when you cancel out. So if you happen to have paid more than the required deposit fee your ‘Bad Luck’. If you have their insurance(only for UK citizens) then you will get SOME of your rental fee back.

Carefully consider the bed setup in each room.  Think about the types of guests who will be staying in your home.  Is it families with small children?  Groups of adults?  Corporate travelers?  The groups you plan to host will sway which size beds you should have in each bedroom of your ski cabin or lake home.

Choose the right rental rates.  Compare your home to similar properties in your area.  Adjust your rates higher or lower depending on how your vacation cabin falls into the property spectrum in your market.  Be careful not to set your rates too low.  This is the most common pricing mistake made by cabin rental owners.  Also, remember that your rates can be easily changed.  It’s better to start off a bit high and knock off a few dollars than to undercharge and lose potential rental revenue.

Clearly outline your refund and cancellation policy to protect yourself from lost rental revenue.  Many owners of cabin rentals charge a nominal fee for cancellations more than 60 days out, but offer no refund for cancellations within 60 days, unless they’re able to rebook the cancelled days.

Create a list of service providers you may need in the coming year.  If you’re running your cabin rental business from a distance, it’s important to be proactive.

Here are some tips on how to book cottage rental:

1. Make up your mind.

Before even starting a search for rental cottage, you need to decide for yourself what you want from it. First – define your goal. For example, big family get-together, friends gathering, celebration of some events, explorations, get away into wilderness, etc. Once the goal is set, identify people who will join you, your maximum budget and “must have” features of the cottage rental. For one type of renters “must have” features would include popular location with many attractions and direct access to water, for others – sandy beach, high-speed internet, sauna and billiard in private location.

2. Start searching

There are literally hundreds of listing websites that provide you some kind of cottage rental inventory in Canada. Rental management agencies also host websites with the properties they manage but usually it is limited to 20-200 cottages. We personally think that FindCottage.ca is the best listing site, but it is up for you to decide. First, we deal both with private owners and rental agencies. Second, we have unique feature that allows you to see accurate and instant price quote for any cottage for any given period of time. Compare it to the manual way of determining your final price depending on the time of the year and duration of your stay. You also should confirm any details that you found in the listing and ask additional questions. For example, how close is the water, if the cottage has shared facilities, how to get there (you might find that the cottage is only accessible by water), what is the final price with all fees and taxes. Another important discussion you should have with a cottage owner is booking deposit, cancellation and damage policies.

4. Reserve cottage

In my opionion the best way to make a profit on rental property is to charge a few hundered dollars more than the mortgage and taxes for the property are. You can then sock away the extra money in a maintenance account to pay for repairs. Then after about 10-15 year hopefully the house will appreciate and you haven’t done a lot of repairs. That way you can sell the house and pocket the profit and any extra maintenance fund money.
